This luxury rental building is part of the larger Hudson Exchange Development, which is bringing new housing and retail space to the Jersey City waterfront area as part of the city’s ongoing effort to raise its profile. Its location and easy access via PATH trains and ferries to New York City make this area a prime real estate market for developers.
This 35-story tower located just across the Hudson River offers residents a level of luxury living full of amenities at a fraction of the cost of similar units in the Big Apple. More and more people are choosing to live in Jersey City, which boasts one of the hottest job markets around and a bustling downtown with myriad nightlife, restaurant and entertainment options.
The building was designed by Perkins Eastman to include a perforated façade on the first eight levels. Accurate Perforating was selected to manufacture and install the functional yet aesthetically pleasing perforated panels that reflect the beauty of the building’s design. This intricate project consisted of many components, especially in the perforated light box details, and timely completion posed quite a challenge.
Another potential obstacle that had to be overcome was the cost of labor. The Tri-State area (New York, New Jersey and Connecticut) has some of the highest labor wages in the country, so reducing man-hours in the field is a primary focus when working in this region. The BAMCO’s engineering department’s focus on value engineering and simplified design allowed us to reduce field labor and, ultimately, cut costs.

Accurate Perforating completed its part of the project in just eight weeks, which is quite an achievement.
